Why Test?

Our Blower Door Testing service is designed to assess your home’s airtightness, identifying areas where air leakage could be wasting energy and driving up utility bills. For new construction, this test is required to make sure the home is airtight enough to obtain an occupancy permit. 

HOW DOES IT WORK?

Here’s how it works: a heavy-duty fan with a canvas shroud is placed in a doorway, and the fan depressurizes the house to a standard pressure. This allows us to measure the rate of air leakage using precise pressure gauges, giving an accurate picture of the home’s airtightness.

Blower Door Testing for

New Construction

When building a new home, meeting residential building codes is crucial, and a blower door test is one of the requirements to ensure your home’s energy efficiency. The ideal time to schedule a blower door test is after drywall installation and once air-sealing measures for the thermal envelope are complete. At Solaire Energy, we partner with builders throughout northern and central Pennsylvania to provide reliable blower door tests for new construction. We work quickly to accommodate your schedule and deadlines, and after testing, we provide a detailed report for you to submit to code inspectors.

The 2018 building code requires new homes to have a tightness level that tests to no higher than 3 ACH50 (air changes per hour) when the blower door is running.  This equates to about 0.20 natural air changes per hour. This means a full air change in the home would take roughly five hours (with windows and doors closed). Pennsylvania follows the 2018 International Energy Conservation Code (IECC), part of the 2018 International Residential Code.

For homes permitted under the 2021 building code, the requirements are the same however there is an exception for:

  • Attached single family and multiple family dwelling units.
  • Building or dwelling units that are 1500 square feet or smaller.

This exception utilizes the measurement of all the surface area of the walls, ceilings and floors to the exterior rather than the air volume.  The leakage through that surface area must be equal to or less than .30 CFM/Square Foot.
